Permitted Development in the Green Belt

Earlier this year, we had a client approach us who lived in a semi-detached property located within the Green Belt. They wanted to extend and reconfigure the ground floor to create a more functional and generous layout. The catch was that the house had already been substantially extended (approximately doubled in size) and Green Belt policy meant that any further extensions were unlikely to be granted planning permission.

With a bit of a research, we were able to determine the footprint of the 'original' house and explored options for what could be achieved by utilising the homeowners 'permitted development' rights - these rights provide the opportunity for improvements and extensions to homes without applying for planning permission.


We advised that a 3m deep extension could be constructed under permitted development and presented design proposals which met their aspirations.

We subsequently applied for a 'Lawful Development Certificate' to verify that it was permitted development, and this was recently certified without issue.
