The house is situated within the Green Belt and beautiful High Weald Area of Outstanding Natural Beauty with long views to the east across farmland. The house had already been extended in the past which meant that any further additions would not meet local planning policy without demonstrating 'Very Special Circumstances'.

The existing ground floor layout did not make the most of the fantastic views to the garden and beyond, and the circulation was convoluted, with the stair buried within the ground floor layout. Upstairs a 1980s loft conversion was cramped and did not make the most of the space.

We developed a scheme which worked with the existing footprint, but installed a new raised roof structure to provide additional first floor space, as well as changing the hipped roof to a gable, securing planning permission by demonstrating 'very special circumstances'. This provided 3 good-sized bedrooms at first floor for their children, along with a master and guest bedroom at ground floor. The layout was also reconfigured to provide improved kitchen, dining and living spaces which made the most of the amazing views into the High Weald. We've explored different material options including contemporary interpretations of traditional materials found in the local area, such as hung tile and weatherboarding.

We have carried out energy modelling using the Passive House Planning Package (PHPP) to evaluate our proposed energy improvements, which include new insulated render, high-performance windows, well-insulated roof extension, improved airtightness, floor insulation and MVHR. This reduces the specific heating demand to only 27% of the existing house, with further scope for improvement.

Existing Heating Demand: 260 kWh/(m2 a)

Proposed Heating Demand: 70 kWh/(m2 a)

Planning was approved in January 2024

" [Gaining Planning Permission was] not a straightforward task as we are located in the Green Belt and AONB but his understanding and experience of working with Sevenoaks DC has been invaluable.

His designs have incorporated all that we are looking for and he's provided us with a really exciting vision for the remodelling of our house.

Michael has been excellent in ensuring that the process has stayed on track and been really good at keeping us informed of the progress along the way. "
